How Much Does a Foundation Cost Per Square Foot in 2026? What Should I Expect?

I have been thinking about building a house for a while, and lately I have been trying to understand the real cost before getting too far into the planning. The foundation is one part that keeps coming up, but honestly, I did not know much about it before. When you look at a house from the outside, you mostly think about the walls, roof, windows, kitchen, and other things you can see. The foundation is hidden underground, so I never really thought about how much work goes into it. Now that I am looking at construction costs, I can see why people say it is important to get this part right from the beginning. My first question is how much the land itself can change the cost. If two people build houses that are almost the same size, but one property has good soil and the other has poor soil, would the foundation cost be very different? I have heard that a soil test can tell you a lot before the work starts, and I am wondering if most homeowners get one done before making their budget. It seems like a small step that could save a lot of trouble later. If the road is narrow or there is not much space around the building site, could that make the foundation work more expensive? It makes sense that moving concrete, soil, and heavy equipment would be harder in some locations, but I have never dealt with this myself. Material prices also worry me because they can change while a project is still being planned. If someone gets an estimate today but does not start construction for several months, should they expect the price to change? I would rather have a realistic range than plan everything around one number and then find out the budget is too low. I am also curious about unexpected costs.
